Great Decision!

Buying your first home is one of life's greatest experiences.  The house is yours, the property belongs to you and a landlord can not tell you to move out because there is no landlord.  Yes it is a great feeling, trust me.

The following is a point form of what you will need to do and what will happen during the process of buying your own home.   At anytime during the process you can ask me to help you understand further what is required of you:

1. See a mortgage broker and get a pre-approval

        -Make sure your credit rating is correct and in good standing

        -Find out what you can afford  with your current income

        -Discuss your down payment and closing cost options 

2. Talk to a Realtor to find the home best suited for your needs

        -Write an offer to purchase

         -Include any conditions (subject to's) you feel are required 

3. Send accepted offer to the mortgage broker to start working on finance.

4. Choose a Lawyer or Notary to complete the property convayence for you.

5. Remove conditions to offer as they are completed and acceptable..

6. Be prepared for moving costs (hydro/ cable hook ups etc...)

7. Sign all documents for land transfer and mortgage at Lawyer/Notary.

8. Moving Day!
